Pinnacle Park Homes cautions against buying FEMA units

OCHLOCKNEE, Ga. -- Emergency shelters sold by the Federal Emergency Management Agency (FEMA) units have been on the auction block for a while now. Pinnacle Park Homes offers a few things for campground owners to consider before investing these FEMA units.

  1. The federal government declared them unfit and the units are involved in several lawsuits filed by people who got sick from the units. There may be a liability issue that may exist for campgrounds choosing to rent the units to clients, said Terri Stewart, co-owner of Pinnacle Park Homes.
  2. Many insurance companies will not cover FEMA units.
  3. Campgrounds can’t get a loan to buy a FEMA unit and they have no true value, Stewart said.
  4. Buyers incur added and unplanned expenses including, but not limited to, getting the units road ready to transport, transportation cost, repairs for damage that can be seen as well as hidden damages in walls and floors. Most units are missing items such as appliances. Campgrounds could very well could end up spending more on these units than they would if they bought a new unit, said Stewart
  5. Longevity of these units is very limited. The bitterness of poor quality lingers long after the sweetness of a low price is forgotten, Stewart explained.

PINNACLE PARK HOMES RECEIVES AWARD

January 2007 - Pinnacle Park Homes was awarded first place in the park model division at the 2007 Florida RV Super Show held this month in Tampa, Fla. This show is the largest RV show of the year. In addition to Pinnacle, many other manufacturers including Chariot, Athens and Skyline were in attendance.

CONSUMERS SEEKING AFFORDABLE VACATION COTTAGES ARE BUYING PARK MODEL RVS IN RECORD NUMBERS

Park model Trailers have surged in popularity as record numbers of consumers have discovered that the attractive, pointed roofed units can be used as low-cost vacation cottages.

"Years ago, nobody knew what park models were. It's a different story now," said Bill Garpow, executive director of RPTIA, which ensures that the 400-square foot units are built to nationally recognized building and safety codes. It is also noted that consumer demand for park models will continue to grow as more and more people become familiar with the product.

Garpow said consumer interest in park models is driven by three factors: The rising cost of real estate, particularly in resort areas around the country; their relatively low cost, compared to tow-able or motorized RVs; and by the increasing attractiveness of the units, which often feature high-end amenities, including hardwood floors, bay windows and lofts.

Unlike mobile homes, which are a form of low-cost, permanent housing, park models are 400-square foot movable resort cottages that are designed exclusively for part-time recreational use. Typically upscale in appearance, they often include bay windows and lofts as well as walnut, oak or maple cabinetry.

Most park models are placed on campsites, which can be leased for $1,500 to $5,000 per year, depending on location. However, some consumers also place their units on private property and use them as vacation homes, subject to local zoning requirements.

Indeed, while condos and site-built homes in resort areas typically cost $200,000 or $300,000 or more, park models generally cost less than $50,000, with the average price being in the $38,000 range. Rising consumer demand for park models is also being supplemented by growing demand from campground operators from California to Maine, who use park models primarily to accommodate travelers who do not have RVs but want to enjoy the recreational lifestyle.
