Tax Advantages of Owning a Park Model Home

park-model-moneyTax time is rapidly approaching, and all of us are looking for ways to reduce our tax liability.  One often overlooked deduction is the second home interest deduction.  What most people do not know is that a recreational vehicle may qualify as a “second home” for tax purposes.  What can be better than buying a new park model home and being able to deduct the interest of your loan from your taxes?!?

Here are the rules:

The IRS considers a boat or recreational vehicle (including park model home) to be a second home as long as it has sleeping, cooking, and bathroom facilities.  That’s right!  Your Pinnacle Park Homes recreational park trailer, cabin, or park model home may qualify as a second home–making you eligible to deduct the interest from the home.  Of course, we suggest that you consult your tax adviser before attempting to take any such deduction.

Now owning a park model home can come with the added benefit of knowing that you can deduct the interest of the purchase from your taxes.

Financing Your Park Model Purchase

There have been a lot of changes over the past ten years in the recreational park model home industry.  The industry experienced very considerable growth between 2000 and 2007, and then–as you can imagine given the housing crisis–the park model home industry went into a tailspin.  This was a result of a number of factors, not the least of which is that there were few barriers to entry to “companies” building park model homes.  By this we mean that every Tom, Dick, and Harry thought it would be a great idea to build park models in their garage or workshop.

This led to the overabundance of super low cost, often shabbily built park models on the market.  In light of the contraction of the finance sector during this same period of time, lenders didn’t have the time, experience, or inclination to figure out which houses would be abandoned after a year or two (i.e., because they were falling apart) and which ones were built by solid, reputable companies such as Pinnacle Park Homes.  Tightening the purse strings on retail financing has resulted in a purge of the industry.  Most of these bad actors have gone on to other questionable endeavors and are no longer building park model homes.  Unfortunately, though, the consumer credit market for recreational park trailers is just now starting to make a bit of a comeback.

Here at Pinnacle Park Homes we understand that financing is likely an important part of your purchase decision.  We are working hard to identify retail lending sources for our customers, but in the meantime we have some advice that may help you find financing for your park model home:

  1. Start Local.  Reach out to your current banker or credit union manager and explain to them that you are looking to purchase a recreational park trailer.  Characterize it as a recreational vehicle and stay away from creating the impression that it is a mobile home or a manufactured home.  Let them know that you will receive an MSO (manufacturer’s statement of origin), which is akin to a vehicle title which they can hold as collateral until the loan is satisfied.
  2. Be persistent.  Don’t take no for an answer.  Remind your banker that you have good credit, a reasonable downpayment, and you have options as to where you do business.  No one likes to lose a customer, and if they finance boats or RVs then there is no reason that they shouldn’t finance your park model home.
  3. Invite your loan officer to give us a call.  We know how to pitch park models to bankers so that they won’t misunderstand what it is they are considering lending against.
  4. Consider using a credit card with a great rate.  There are some awesome credit offers out there right now.  Credit cards are often overlooked as a viable source of financing.
  5. Tap into your home’s equity.  If you’ve got substantial equity in your home, your banker may feel more comfortable securing your park model purchase with that equity as collateral.  You’ll get the best available rate this way, and it’s a good way to introduce your banker to the park model lifestyle!

interior_kitchen_joys-287-900-750-80-rd-255-255-255Well, the End of the World as We Know It (or TEOTWAWKI to the initiated) came and went, and we are still here and still going about our daily lives.  Still stopping at Starbucks for that cup of joe, and still wondering what we will do if things “go south.”  I know…it has become a bit of a tired refrain, but just because the world didn’t end we shouldn’t totally ignore the likelihood that someday in the future something bad may happen.  It may be a major disaster, or it may be a terrorist attack.  Government experts seem pretty settled on the fact that it’s not a question of “if” but “when” the Homeland will be struck by another devastating attack.

It’s not unreasonable to ask the question, “What will I do to protect my family if the worst case scenario happens?”.
